Do you believe the plan for affordable housing is something that will work long-term or is more a short-term fix?

Setting he price of houses is the same as setting the price to all other thing: The demand will control the price. If a builder builds houses he can't sell, he will reduce the price on them until the market value has an effect again.

Hundreds of other cities have been doing this for many years. Nashville is behind in this area, so it is certainly worth a try. Nashville is at the top for some things but not for all things.

Good morning, Nashville.

Mayor Dean must be reading some our posts; I've been using the analogy that a rising tide lifts all boats....now, hizzoner is on board with that concept....there is hope.

But is this just a game? "Existing grants" are supposed to be the major source of funding....sounds like a reshuffle, not a new deck....the old deck is missing a few cards.

Maybe the city ought to contract with Jimmy Carter's Habitat for Humanity?

What exactly is "affordable housing"? Many folks with decent jobs won't commit
to paying for a $75,000. house, much less a $150,000. A reasonable house
could/and should be built in Nashville's out lying areas for $140,000. for about
1,200 square feet plus one car garage. Tenn unfortunately and unexplainable
has some of the nation's highest closing cost, much of these cost approved by
the Federal agencies on those type mortgages.

It's an unsolvable problem.

Demand will always outstrip supply with respect to free or subsidized stuff.

"Build it, and they will come"

... and then it will put even more pressure on urban residents to move out to Williamson

... and before you know it, you're Memphis.

Amen, Bfra, people who own property that most folks could not afford to buy do not want affordable housing anywhere near their neighborhoods...that stuff deflates their property values.

Why not put in an affordable housing tract on the old Thermal site? Let the kids play in the contaminated soil there....put the housing on flood-plain stilts, of course.

BTW, I was using Google Maps to view the new MCC....looks like it's only a few blocks from the banks of the Cumberland....wasn't that area hit by that last "100-year flood"?

Memphis is the result of concentric circles of blasted out white/wealth flight that has totally destroyed a once great city. It's the future of any major city who encourages such low income and welfare policies. See DC, Memphis, Detroit, St Louis, Oakland, Cincinnati, etc...

The Google Maps feature gives an ambiguous result when "Music City Center" is entered as the search term....it gives both the 4th Avenue site and the 6th Avenue, Northbound site. This could confuse visitors to your city....Google is somewhat confused....check it out.

I'd like to thank my fellow Nashvillians for subsidizing down-town with the new park on the east bank... the beautiful re-work of Korean Veteran's and the Round-about... and that really nice convention center. I will be cashing out on the condo this month with a 40% gain (including tax credits) on top of the 3 years of enjoyment of the place.

As for the thermal site, do what you want with it... camp the homeless there now if you like. It's no concern to me anymore.

Nah... my other house is in the Nipper's Corner area Juggie... I'm afraid you're stuck with me until I sense the ballast of the Nashville ship of state shifting too much more then I'll be bailing for Williamson with the other rats. That way I can enjoy down-town on occasion without paying the increasing tax tab or watching real property values decline.

There's a beautiful bridge between us and them Loner, on Korean Veterans.

They built the park straight across the river and it's nice. To the left the view is of the pedestrian bridge and the stadium... and the Pinnacle building reflects such that it kinda blends into the skyline.

I will miss it all. Tony Giarratana has grand plans to spoil that view though so it's time to go.

But soon, I'll be heading off to my Summer Retreat....then, the trolls can have at each other, for a change.....and those who are sick and tired of my rants and bloviation will get a temporary reprieve. I stay off the internet while at camp...put the cell phone into the off mode...check for voicemail and messages occasionally.

Right now, the weather sucks....raining....cold....breezy....dark skies....but what's the alternative? Mars? Gotta love Mother Nature....but give the lady room....she's working hard.
